Carpet in the room was worn and very very dirty. There was a very modern LCD TV in the room with freeview channels which was the only good thing I can say. My room looked over a courtyard area where the bins were kept, which meant that it was very noisy indeed with bottles being smashed as they were thrown in the bottle bin and other rubbish bins being banged about. The room was cold - despite turning on the radiator, it appears that the heating was not actually on and therefore the radiator did not get warm. Very uncomfortable and disappointing room The restaurant, however, was very very good and the food excellent. I also found the staff there very helpful, courteous and welcoming.

About a 15 to 20 minute walk from Exeter city center.
