Located on third floor with restaurant on ground floor on the other side of building. The rest of the building a little dilapidated but this did not detract from the quality of the B&B. Well positioned for old town and student quarter. A very good room overlooking a quiet street with a (small) balcony, no space for sitting. Fixtures and fittings all upgraded. A little problem with hot water solved easily when mentioned to manager.
